It was the end of summer in 1996. I was sitting alone in a
rental house I had purchased a year earlier wondering how in the world I
had ended up in this mess. I had started out in the Real
Estate Industry just five years earlier and that first year was voted the
"Rookie of the Year" by the local association. The next couple years
I continued to earn awards and thought I was "on my way". Now I was
sitting in this partially remodeled house with virtually no income and
running out of places to borrow money from.
I had purchased the property as an investment. At least that is what
I told myself. I planned on rehabilitating the property and renting
it out or starting some small business in it.
In reality I was
just looking for an escape from my regular work. During the
course of that year I spent more and more time on the property and did
virtually everything myself.
I wasn't doing it to save money. I was doing it to avoid
prospecting. I was doing it to avoid cold-calling. I was
doing it to avoid rejection. I was tired of dealing with
Realtors and Lenders and Buyers and Appraisers. Simply stated, I
was BURNED OUT!
And since I was spending so much time on the property and avoiding my
regular work my income had shrunk to almost nothing. Unfortunately,
my expenses hadn't. Because I had to finish the property they had
actually increased.
I decided right then, "there had to be a better way".
You see, I had succeeded in the business on sheer will-power. I had
spent hundreds of hours cold-calling and even knocking on doors to get
business. I had been taught and believed that cold-call prospecting
was the only way to really succeed in the business and I had proved that
it did work. The only problem was that I couldn't sustain it.
It became harder and harder to make the calls and to get out and knock on
doors. Every morning it was more difficult to get out of bed and
face the day. I spent more and more time doing make-work projects
just to avoid what, I thought, I should really be doing --
prospecting. Using high-rejection prospecting techniques is a sure
way to burn out or drive yourself crazy.
If only I had known then what I know now. I often wonder what my
life would be like if only I had known, way back then, that
there were lots of simple techniques that I could have been using that
didn't involve any rejection at all. If only I had known that there
were tools I could use to actually get qualified prospects calling me
instead of me cold-calling people that were not at all qualified and that
were angry I was wasting their time.
That is what I am here to tell you today. That there is a better
way.
It has taken me years of
searching and studying and literally tens of thousands of dollars

Why The Best Leads Are Your
Own Leads
Maybe you receive leads from your company or
have tried purchasing leads from an outside source.
Why didn't things go like you thought they would? Why weren't they

Second, they don't target specific market niches in order to create the
